Most homeowners call us after they spot a few curled or missing shingles. That's a fair reason to get an inspection, but it rarely tells the full story on its own.

What actually decides a repair versus a replacement is the decking underneath, the age of the field shingles, and how many prior repairs a roof has already had. If the underlayment is brittle and the shingles are past fifteen years, patching one section just moves the next leak a few feet over.

A good inspection looks at the valleys, the flashing around penetrations, and the attic for daylight or water staining. If two of those three are failing, replacement is almost always the cheaper decision over a five-year horizon.
